Aruba has its own mortgage landscape with multiple lenders, mortgage types, and a national guarantee fund for first-time buyers. Here's the essential context.

Mortgage types on Aruba

I
Annuity Mortgage
The most common type. You pay a fixed monthly amount for the entire term. Each payment consists of interest plus principal repayment. At the start, you mostly pay interest. As the debt decreases, the interest portion shrinks and more goes to principal.
II
Life Mortgage
During the loan you only pay interest. The principal is repaid in full at the end through a life insurance policy. The advantage: maximum tax benefit throughout the entire term, since interest stays high.
III
Refinance
Top up your existing mortgage for renovations, a fence, expansion, or a pool. Can also be used to consolidate other loans into one lower monthly payment. Tenor can be extended.

National Guarantee Fund

Don't have 20% down? FNGV may guarantee it.

Banks on Aruba finance up to 80% of a property's market value. If you don't have the remaining 20%, the Fondo Nacional di Garantia pa Vivienda (FNGV) can guarantee the difference — so you can borrow up to 100% from your chosen bank.
